The landmark transaction, widely reported by leading Indian business publications, places The Dahlias in a rare collection of residential developments that command exceptional value and redefine the extent of luxury housing in the economy.  

The Real Story Is the Price Per Square Foot

The headline-grabbing ₹271 crore price becomes even more striking when viewed through the lens of price per square foot. The Dahlias penthouse spans a super area of 17,200 sq. ft. and a carpet area of 10,500 sq. ft., translating to approximately ₹1.58 lakh per sq. ft. on super area and close to ₹2.6 lakh per sq. ft. on carpet area. 

These figures place the residence among the most expensive homes in India on a per-square-foot basis. More significantly, they underline the changing patterns of India’s ultra-luxury housing market, with Gurugram increasingly attracting valuations once associated primarily with Mumbai’s most prestigious residential addresses. 

Who Is Manav Sardana?

Manav Sardana is a director at Imperial Auto Industries, the Faridabad-based  manufacturer of fluid transmission products co-founded by his late father, S.B. Sardana, in 1969. In 2022, private equity firm Warburg Pincus acquired a 70% stake in the group in two stages, at a time when the company’s revenue was around ₹2,200 crore. Sardana's acquisition of The Dahlias’s penthouse reflects a broader trend in Gurugram's ultra-luxury market: Industrial wealth is increasingly finding its way into the city’s most sought after residential addresses.

DLF The Dahlias is an ultra-luxury residential project on Golf Course Road, Sector 54, Gurugram. Spanning 16.5 acres, the residential project covers 420 residences across 9 towers, offering a unique blend of four and five bedroom apartments, duplexes and penthouses. Since its launch in October 2024, the first 173 homes have generated sales of more than ₹11,800 crore, highlighting the exceptional demand for ultra-luxury homes in Gurugram. Prices currently begin at over ₹100 crore, while premium residences command ₹160 crore to ₹170 crore, placing The Dahlias firmly among India’s most exclusive residential addresses.

USV chairperson Leena Gandhi Tewari's ₹639-crore purchase of two sea-facing duplexes, and industrialist J.P. Taparia's ₹369-crore triplex in Malabar Hill, both surpass Sardana's ₹271 crore in absolute value. However, both transactions involved multiple floors or units purchased together. Sardana's deal stands apart: one apartment, one floor, one tower, with a valuation of nearly ₹2.6 lakh per sq. ft. on carpet area. DLF notes that nearly one-third of The Dahlias’ buyers are from outside Delhi NCR, highlighting the project’s appeal to a wider pool of affluent buyers from across India and abroad. This diverse buyer base suggests that demand is coming not only from Gurgaon’s local wealth, but also from the city’s growing position as a major destination for ultra-luxury real estate.

With DLF the Camellias, Magnolias and The Dahlias, Golf Course Road has developed into one of India’s leading luxury residential corridors. The stretch is increasingly being compared with Mumbai’s most exclusive neighbourhoods, where prices above ₹1 lakh per sq. ft. are no longer unusual at the top end of the market.
