Noida's land market has just delivered another big-ticket deal, and this time the bidding war was between two of the country's biggest real estate names.
A ₹1,850-crore land deal has put M3M India in the spotlight in Noida. The developer has won the bid for a 12.5-acre mixed-use land in Sector 108, outbidding DLF in the Noida Authority's auction.
The number looks even more striking against the authority's ₹835-crore reserve price. M3M's bid was therefore more than twice the starting price, signalling just how fiercely developers are competing for large, well-located parcels in Noida.
The auction for this property in Sector 108 had three major names in the fray. M3M, DLF and Godrej Properties were shortlisted, but only M3M and DLF eventually participated in the bidding.
DLF reportedly made a final bid of about ₹1,740 crore, but M3M went higher to secure the parcel. Godrej Properties, meanwhile, did not participate in the final bidding.
M3M is paying around ₹147 crore per acre for the 12.5-acre plot. Once stamp duty and other charges are added, the total cost for this property in Noida could approach ₹2,000 crore, a Noida Authority official told Moneycontrol.

The 12.5-acre land in Sector 108 is meant for mixed-use development, giving M3M scope to build both residential and commercial spaces. The location of this property is another major advantage, especially as large parcels in well-connected parts of Noida are becoming harder to find.
M3M already has a presence in Noida's premium residential market through projects such as M3M Cullinan and M3M Jacob & Co Residences, adding context to the developer's growing presence in the city.
The bigger trend is hard to miss. Developers are willing to pay substantial premiums for land that can support large premium projects, particularly in established NCR markets where fresh, strategically located parcels are becoming harder to secure. This is also fueling growing interest in Noida real estate among developers and investors.
The latest transaction also follows Godrej Properties' ₹331.75-crore bid for a 4.95-acre residential land in Sector 151, Noida. The proposed project is expected to have revenue potential of more than ₹2,000 crore, according to Noida Authority officials.
For M3M, the Sector 108 acquisition strengthens its presence in Noida. For the wider market, however, the bigger message is the price developers are now prepared to pay for land.
