Ashiana Housing Invests ₹1,000 Crore for New Land Acquisitions

Ashiana Housing is planning to invest around ₹1,000 crore in land acquisitions in FY27 as it looks to add new residential and senior living projects across key markets.

The developer is evaluating land parcels across Delhi-NCR, Bhiwadi, Jaipur, Jamshedpur, Chennai and the Mumbai-Pune region. The acquisitions will include both outright purchases and joint development arrangements with landowners, according to Managing Director Vishal Gupta.

Pune Deal Shows the Scale of Expansion

Heading towards its ₹1,000 crore land acquisitions target, Ashiana has already made one of its biggest land moves this financial year in Pune. During the April-June quarter, the company acquired 28.55 acres of land on an outright purchase basis. The parcel is being developed for a senior living project with around 20 lakh sq ft of saleable area and an estimated revenue potential of ₹1,800 crore. It is Ashiana's largest land acquisition so far for a senior living project.

The Pune acquisition also fits into Ashiana's wider plan for the property in Mumbai-Pune region. Ashiana Housing already has a project underway in Talegaon and is evaluating further developments in areas including Panvel and the Karjat Road belt.

Senior Living Gets A Bigger Role

Senior living is emerging as a bigger part of Ashiana's growth plan. The segment contributed about ₹530 crore to the company's bookings last year, accounting for slightly more than one-fifth of its total sales. For FY27, Ashiana is targeting around ₹750 crore in senior living bookings.

Over the next five years, the company wants senior living to contribute nearly 50% of its overall bookings. It is expanding this business across Chennai, Bengaluru and the Mumbai-Pune region. The company has already made a major move for property in Pune. During the April-June quarter, it acquired 28.55 acres for a senior living project. The development is expected to have around 20 lakh sq ft of saleable area and a revenue potential of about ₹1,800 crore, making it Ashiana's largest senior living land acquisition so far.

Strong Cash Position Strengthens Ashiana's Expansion Plans 

Ashiana's expansion plan is being supported by a relatively strong balance sheet. The company said it remains net debt-free and has around ₹900 crore of free cash, giving it room to pursue new land opportunities without depending heavily on additional borrowing. It has around ₹100 crore of debt at present, according to Ashiana Housing Managing Director Vishal Gupta.

The company is also planning three new project launches in FY27, including one already launched and two more in the pipeline. Further phases of existing projects are expected to add to sales during the year.

Ashiana Broadens Its Housing Portfolio with ₹1,000-crore Land acquisitions

For Ashiana, the ₹1,000-crore allocation is primarily to build a project pipeline for the coming years. Ashiana's expansion comes as developers increasingly look at specialised housing formats rather than relying only on traditional residential projects.

Mr Gupta said the company is evaluating regular group housing alongside senior living projects. He also pointed to growing interest across the industry in formats such as branded residences, student housing, co-living and kid-centric homes.

For Ashiana, the ₹1,000-crore land budget is therefore more than a simple expansion number. It gives the company room to add new projects while building a larger portfolio around senior living and other specialised housing segments.
